Buying a lodge here

You will know the price before you visit.

The two-bed Atlas Jasmine is £124,995. The three-bed Hawthorn Blackthorn is £159,995. Both are new, furnished and built to BS 3632, the standard for a holiday lodge.

The annual site fee is owner to publish. We will tell you what it covers and how it is reviewed, on paper, before you pay a deposit.

This is a second place, not a home. Holiday lodges cannot be lived in full time, here or anywhere else in Cumbria. We say that early because some parks do not.

We have heard the stories. Fees that go up every year, with nothing new to show for it. A lodge worth nothing when the licence runs out. “Upgrade or leave.” “It will pay for itself.” Then the park buys it back for a fraction of what you paid. New owners, new rules.

Seasonal pitches

Set up once. Come when you like.

A season on a serviced pitch is Price, owner to confirm. Electric is metered or included, owner to confirm.

Every pitch is hard standing, gravelled, level and drained, with room for the car alongside. Water, waste, a 16 amp bollard and a TV point on each one. Whether the awning can stay up between visits: owner to confirm.

The shower block has underfloor heating. People who stay here keep saying it is the best they have seen. That is their line, not ours.

Can we live in the lodge full time?

No. Holiday lodges sit on land with holiday planning permission, so they cannot be anyone's main home. The park is open through the winter for stays, not for living. Read the longer answer.

Off the M6 and here in six minutes.

Junction 40, then the A66 east. No lanes, no gates, no ferry timetable. Most owners drive up on a Friday evening and are unpacked before dark. Getting here, turn by turn.
